NEW: GST/HST Rebate 2026
Federal rebate eliminates 5% GST on new homes (max $50K). Ontario removes the full 13% HST for all buyers on new homes until March 2027 — up to $130,000 in savings.
First Home Savings Account (FHSA)
Contribute up to $8,000/year tax-free. Withdrawals for a qualifying purchase are also tax-free — best of both worlds. Lifetime limit: $40,000.
Home Buyers' Plan (RRSP)
Withdraw up to $35,000 from your RRSP tax-free. Combine with FHSA for a combined $75,000 down payment fund.
Land Transfer Tax Rebate
Ontario first-time buyers receive up to $4,000 on provincial LTT. Toronto adds a municipal rebate of up to $4,475.
CMHC Insured Mortgage
Buy with as little as 5% down when CMHC insures your mortgage. Premium is added to your balance, not paid upfront.
