However, multiple mortgage inquiries within a 14–45 day window are typically treated as a single inquiry by the credit bureaus — so shopping multiple lenders through a broker does not compound the impact. We will always ask your permission before pulling your credit.

What documents do I need for a mortgage application?

For a standard salaried employment application: government-issued photo ID, 2 most recent pay stubs, most recent T4 slip, 2 years of Notices of Assessment (NOA), 90 days of bank statements showing your down payment, and a signed purchase agreement (if you have one). Self-employed applicants require 2 years of T1 tax returns, NOAs, and business financial statements. We will provide a complete personalized checklist after your initial consultation.
